The biggest red flags in a Jaipur plot deal are missing conversion, a layout that exists only in a brochure, a society patta in an unregularised colony, a seller who cannot show the chain of title, a price far below neighbours, pressure to pay a token, and a price based on infrastructure that hasn't been built.
On 14 February 2026, JDA demolished roads, boundary walls and gates in early-stage colonies at Mudota on Kalwar Road and Ramkui, and in a farm scheme near Bassi, all built without approval or land conversion. People had paid for plots in them.
Land is agricultural until a 90-A order is granted. A file in process is not conversion, and it may never be granted. Ask for the order. What is 90-A?
A glossy plan is not a sanctioned layout. The plot number must appear on the JDA-approved plan. Check JDA approval.
Society pattas are common, but in an unregularised colony you are buying the colony’s risk. Is a society patta plot safe?
The seller should show previous sale deeds, ideally back 30 years or to the original allotment. Gaps hide problems.
There is usually a reason, and it is usually paperwork.
Genuine sellers can wait two days for you to verify. Pay a token only against a receipt that names the plot and the conditions for refund.
Plots marketed on the northern Ring Road alignment or metro proximity are being priced on projects that are years away. Ring Road status.
