To check if a plot is JDA approved, ask for the JDA patta or the JDA-approved layout plan showing the plot number, confirm the colony's approval or regularisation with the relevant JDA zone office, and check that the land under it was converted. A plot is approved only if it appears on the sanctioned layout.
The phrase is used loosely. Ask for the document, not the adjective.
Use our 12-point plot verification checklist or send us the plot details on WhatsApp.
JDA publishes information on approved schemes and online services on its website, but the most reliable check for a specific plot is the sanctioned layout and confirmation from the zone office.
Not necessarily. RERA registration applies to projects above 500 sq m or 8 units sold by a promoter. Resale plots do not need it.
Send the plot number, colony and patta photo on WhatsApp. We'll tell you what's verified, what's missing and what to ask the seller.
