90-A conversion is the permission, under Section 90-A of the Rajasthan Land Revenue Act, 1956, to use agricultural land for a non-agricultural purpose such as housing, commerce or a farmhouse. In the Jaipur region it is processed through the Jaipur Development Authority. It usually takes weeks to a few months once a complete application is filed, and is not guaranteed.

In Rajasthan, land is agricultural until it is converted. A colony laid out on unconverted agricultural land has no legal standing as a residential layout, cannot normally get building approval, and is hard to finance. The 90-A order is the document that changes that.
Conversion is for a stated purpose: residential, commercial, industrial, institutional or others. A residential conversion does not allow a shop or resort.
Conversion charges (premium or urban assessment) are payable and vary with location and purpose.
Once a complete application is filed, decisions typically take from several weeks to a few months, depending on the authority, objections and site inspection. Delays are common when documents are incomplete.
“Conversion is in process” is not conversion. Price unconverted land as farmland.
Buying a plot in Jaipur, can I build a farmhouse on agricultural land? and what is khatedari land?
You can buy agricultural land, but you cannot legally build a house or commercial building on it until conversion is granted, and conversion is not guaranteed. Price it as agricultural land.
It is the conversion from agricultural to a non-agricultural use. Changing between non-agricultural uses (for example residential to commercial) is a separate process.
No. You still need an approved layout or building plan for the specific construction.
Send the plot number, colony and patta photo on WhatsApp. We'll tell you what's verified, what's missing and what to ask the seller.
