The DLC (District Level Committee) rate is Rajasthan’s minimum valuation for stamp duty. You pay duty on the DLC value or the price, whichever is higher, so a DLC rise increases your cost even when the seller’s price does not move. DLC rates rose about 10% statewide from 1 April 2026, and Jaipur’s district committee approved a further revision reported at 10% to 49% depending on the zone. Check your exact colony: what is the DLC rate.
Modestly. Jaipur ran hard through 2020–2025 and is now in a slower phase. Some portals show double-digit year-on-year falls in Mansarovar or Jaipur South; those reflect a change in the mix of listings (more old resale, fewer launches), not real price drops. Treat portal year-on-year percentages for Jaipur with caution. More: are Jaipur property prices going up?
| Budget | Typical options |
|---|---|
| ₹50 lakh | A 2 BHK of about 1,000–1,200 sq ft in Jagatpura, Ajmer Road or Mansarovar; or a small plot on the outer corridors |
| ₹1 crore | A 3 BHK of about 1,500–1,800 sq ft in Vaishali Nagar or Jagatpura; or a 150–200 sq yd plot in a developed colony |
| ₹2 crore | An independent house in Malviya Nagar or Vaishali Nagar; or 1,200–1,400 sq ft in C-Scheme |
Add about 7% to 8.2% for stamp duty, cess and registration. More: what can I buy by budget.
Residential gross yields in Jaipur sit around 2.5% to 4.5%. Locality yields above 6–7% published by some portals usually come from comparing unrelated rental and sale listings. Higher returns exist in student and working-professional rentals near Jagatpura and Tonk Road, and in commercial space in prime zones, where 7% to 10% is achievable. See rental yields: the reality.
Asking prices online run ahead of what actually closes. We price against recent registered deals in your colony and tell you what buyers will check.
For flats, most mid-market localities sit around ₹4,000 to ₹7,000 per sq ft in 2026, with C-Scheme far higher at ₹13,000 to ₹17,000. A single city average hides a threefold spread, so compare by locality.
Outer corridors such as Sirsi Road, Diggi–Malpura Road, parts of Ajmer Road and Kalwar Road have the lowest entry prices. Check approval status carefully there. See cheapest areas for plots.
Not directly, but it raises your stamp duty when the DLC value is above the price you pay, and it tends to set a floor under prices.
Mostly because the listings mix changed: more older resale stock pulls the average down. It is not evidence of a real fall in prices.
