Modestly. Jaipur prices rose strongly through 2020–2025 and the market is now in a slower phase. Double-digit falls shown on some portals for Mansarovar or Jaipur South reflect changes in which properties are listed, not real price drops. DLC rates rose in April 2026, which raised transaction costs.
Portals average whatever is listed. When more old resale stock is listed in a locality, the average falls even if no property got cheaper. Square Yards, for example, showed Abhaypura moving from about ₹5,600 per sq ft in September 2025 to ₹4,550 in March 2026 and ₹4,600 by June 2026: volatility that partly reflects listing mix.
Broad falls are not what the evidence shows; growth has slowed. Individual projects with weak approvals or excess supply can see discounts.
