Khatedari land is agricultural land held in Rajasthan's revenue records by a khatedar, a tenant holding heritable and transferable rights under the Rajasthan Tenancy Act. It can be bought and sold, but it remains agricultural: building a house or shop on it needs 90-A conversion first.
In Rajasthan’s land records, agricultural land is held by khatedars. Their rights are recorded in the jamabandi with khasra numbers, area and land classification. Khatedari rights are heritable and transferable.
The most common Jaipur land trap is khatedari land divided into plots and sold before conversion. Until the land is converted and the layout approved, those “plots” are pieces of a field. Ask for the conversion order. See what is 90-A conversion.
Not until it is converted under Section 90-A for residential use and you have the necessary layout or building approval.
On the Apna Khata portal, through the jamabandi for the village and khasra. See read a jamabandi.
Send the plot number, colony and patta photo on WhatsApp. We'll tell you what's verified, what's missing and what to ask the seller.
