Stamp duty, cess, registration and the DLC rule, worked through with real numbers, plus the steps from draft deed to your name in the records.
Buying property in Jaipur costs about 8.2% of the property value on top of the price for a man (6% stamp duty, a labour cess of 20% on that duty, and 1% registration) and about 7% for a woman (5% duty). Duty is charged on the DLC value or the price, whichever is higher. Registration is done through e-Panjiyan and the sub-registrar.
| Stamp duty | 6% men · 5% women · 4% SC/ST/BPL women |
|---|---|
| Labour cess | 20% of the stamp duty |
| Registration fee | 1% of the value |
| Charged on | Higher of DLC value and agreed price |
| Portal | e-Panjiyan (epanjiyan.rajasthan.gov.in) |
Together that is about 8.2% for a man and 7% for a woman.
Rajasthan’s DLC rate is the government’s minimum valuation for each area. Duty is charged on the higher of the DLC value and the agreed price. If you agree ₹40 lakh for a plot whose DLC value is ₹48 lakh, duty is charged on ₹48 lakh. DLC rates rose about 10% statewide from 1 April 2026, with Jaipur’s zone-wise revision reported at 10% to 49%. Check the DLC rate on e-Panjiyan for the exact colony. More: what is the DLC rate.
