Mutation, or namantaran, records a new owner's name in the land revenue records after a sale, inheritance or gift. For agricultural and revenue land it is done through the tehsil and visible on Apna Khata; for urban plots in JDA colonies, the name is transferred in JDA's records. Do it promptly after registration.
Registration transfers ownership. Mutation updates the records that everyone else checks. Without it, the old owner still appears on the jamabandi or in JDA records, which causes problems at resale, for loans and for tax.
