Site-visit checklist for plots and farmland

Bring

Copies of the patta, layout plan, jamabandi and map; a measuring tape; your phone for photos and location pins.

On the ground

1. Boundaries: match the layout or Bhunaksha map; corner stones or pillars.
2. Size: measure frontage and depth.
3. Access: road width, surface, and whether it is on the plan or revenue map.
4. Drainage: low ground, water marks, nallahs.
5. Overhead lines: high-tension wires restrict building.
6. Encroachments: structures, crops or walls by others.
7. Neighbours: what’s built nearby; any industry, dumping or noise.
8. Utilities: power poles, water lines, sewer.
9. Farmland: run the borewell; check soil and slope.

Ask

• Who uses the access road?
• Any disputes with neighbours?
• When was the last sale nearby, at what price?

Visit twice

Weekday and weekend; ideally once after rain.
