It is the main reason plots on the eastern and north-eastern approaches, especially along Agra Road, have firmed up. Commercial and logistics interest has grown along the wider expressway network.
The spur connects Jaipur to the Delhi–Mumbai Expressway near Bandikui. That changed the drive to Delhi-NCR and put Jaipur on the expressway’s growing logistics and commercial map. A May 2026 report noted office rents in Jaipur roughly 54% below Tier-1 cities, with office stock projected to grow from about 7.8 million sq ft (2025) to 13 million sq ft by 2030.
