Before buying a plot in Jaipur, check the patta (JDA or society), the 90-A conversion order, the approved layout plan, the jamabandi on Apna Khata, previous sale deeds for the chain of title, an encumbrance search, RERA registration for projects, and receipts showing dues are paid.
| Document | What it proves | Where to verify |
|---|---|---|
| Patta (JDA or society) | Title / allotment | JDA zone office; society register |
| 90-A conversion order | Land converted from agricultural use | JDA / revenue office |
| Approved layout plan | Plot exists in a sanctioned colony | JDA |
| Jamabandi | Owner, khasra, area, mortgages | Apna Khata portal |
| Previous sale deeds | Chain of title | Sub-registrar records |
| Encumbrance search | Loans, liens, cases | Sub-registrar; lawyer |
| RERA registration | Project registered (if required) | RERA Rajasthan portal |
| Dues receipts | Lease, conversion, utility dues paid | JDA; utilities |
| Seller IDs and POA | Right person is selling | Originals; registered POA |
Start with the documents that can kill a deal: conversion and layout. Then title and records. Then dues and IDs. Read the 12-point checklist.
Inspect originals before paying anything significant. Keep copies of everything in the file you take to the registry.
For anything beyond a simple JDA patta resale, a title search by a property lawyer is worth the fee.
Ideally 30 years, or back to the original allotment or conversion.
Send the plot number, colony and patta photo on WhatsApp. We'll tell you what's verified, what's missing and what to ask the seller.
