A society patta plot is reasonably safe only if the colony has been regularised by JDA (or the land converted under 90-A with an approved layout) and the society's own records are clean. If the colony is unregularised, you are buying the colony's risk: limited loans, building approval problems and the possibility of enforcement.
A society patta shows that a housing cooperative allotted you a plot. It does not prove that the land under the colony was converted from agricultural use or that the layout was approved. JDA continues to act against colonies laid out without approval or conversion; in February 2026 it demolished roads and boundary walls in early-stage colonies on Kalwar Road and near Bassi.

Building plan approval generally needs the colony to be approved or regularised. In an unregularised colony you may not get approval, and unapproved construction can face action.
Some will in regularised colonies; many will not otherwise. See home loans on society patta plots.
