A JDA patta is a lease deed issued by the Jaipur Development Authority for a plot in an approved or regularised layout. A society patta is an allotment issued by a housing cooperative society, and the land under it may or may not be converted and approved. JDA patta plots are easier to finance, build on and resell.

JDA patta. A lease deed from the Jaipur Development Authority. It is issued for plots in JDA’s own schemes and in private or society colonies that JDA has approved or regularised. It sits on top of a chain of approvals: master plan land use, 90-A conversion, layout approval.
Society patta. An allotment letter or patta issued by a registered housing cooperative society (griha nirman sahakari samiti) to its member. Many Jaipur colonies were developed this way. The society patta proves you were allotted a plot by the society; it does not by itself prove the land was converted or the layout approved.

|---|---|---|
| Issued by | Jaipur Development Authority | Housing cooperative society |
| Approvals behind it | Conversion and layout approval | Must be checked |
| Bank loans | Widely accepted | Often need JDA regularisation first |
| Building plan approval | Straightforward | May require regularisation |
| Resale | Easier | Depends on colony status |
JDA has regularised many society colonies over the years, issuing JDA pattas to plot holders after charges are paid. A society patta plot in a regularised colony can be converted to a JDA patta. In an unregularised colony, the plot carries the colony’s risk.
