Sometimes. Many lenders will lend on a society patta plot only if the colony has been regularised by JDA or the plot carries an approved layout and clear conversion. In unregularised colonies, most banks decline. A JDA patta makes plot and construction loans much easier.
| Plot status | Likely loan outcome |
|---|---|
| JDA patta, approved layout | Plot and construction loans widely available |
| Society patta, colony regularised | Often possible; some lenders want the JDA patta first |
| Society patta, not regularised | Usually declined |
| Unconverted agricultural land | Declined for housing loans |
Lender policies vary and change: always confirm with the bank before you pay a token.
