A weekend farmhouse on the Aravalli side, or land to hold for the long run. Here is what the law allows, where buyers look, and how to avoid buying a field you can never build on.
Any Indian citizen can generally buy agricultural land in Rajasthan, subject to ceiling limits and a bar on buying land held by SC/ST khatedars if you are not from those communities. NRIs and OCIs cannot buy agricultural land or farmhouses. To build a farmhouse you need the land converted under Section 90-A for that use, in a zone that permits it.
| Who can buy | Indian citizens; not NRIs/OCIs (FEMA) |
|---|---|
| 1 bigha in Jaipur | About 3,025 sq yd ≈ 2,529 sq m ≈ 0.625 acre |
| To build | 90-A conversion for the intended use |
| Popular corridors | Delhi Road/Achrol, Ajmer Road/Bagru, Kalwar Road, Agra Road |
| Biggest risks | Unconverted "farm plots", no legal access road, water |
Rajasthan does not restrict agricultural land purchases to farmers. Any Indian citizen can generally buy khatedari (agricultural) land, with three important limits:
More: can anyone buy agricultural land in Rajasthan?
| What is being sold | What it usually is | Can you build? |
|---|---|---|
| Agricultural land (khatedari) | A whole khasra or part of one, recorded as agricultural | Only after 90-A conversion |
| “Farm plot” in a gated farm project | A developer has divided agricultural land into smaller plots, often with a society patta | Only if the project’s land is converted and approved; check |
| Converted farmhouse plot | Land converted under 90-A for farmhouse or residential use | Yes, within the zone’s rules and building approval |
The middle row is where most problems sit. A brochure, a boundary wall and a gate do not make a farm plot legal. In February 2026 JDA demolished roads and boundary walls in an unapproved farm scheme on about 10 bighas near Bassi, along with early-stage colonies on Kalwar Road.
Most weekend farmhouses near Jaipur sit on 1,000 to 3,000 sq yd for a house, lawn and a few trees, or on one bigha or more for an orchard. Minimum plot sizes and built-up limits for farmhouses depend on the zone and the conversion rules, so confirm them for the exact khasra before you buy. Guide: how much land do I need for a farmhouse?
Land here is measured in bigha. In Jaipur a pucca bigha is usually taken as 3,025 sq yd (about 2,529 sq m, or 0.625 acre), divided into 20 biswa. Some records use 3,024. Sizes differ across Rajasthan, so always confirm the area in square metres on the jamabandi. Convert any figure with our bigha converter.
| Corridor | Character | Watch out for |
|---|---|---|
| Delhi Road, Achrol and Amer | Aravalli hills and views, resort land, close to the Delhi highway | Hill and forest-adjacent restrictions; access roads |
| Ajmer Road, Bagru, Bichoon | Established farmhouse belt, gated farm projects, NH-48 access | Conversion status of “farm plot” projects |
| Kalwar Road | Budget farm plots close to the city | Unapproved colonies (JDA action in 2026) |
| Agra Road | Highway corridor toward the expressway | Highway setbacks |
| Sikar Road and Chomu | Farmland on the north-western edge | Distance and water |

Building on agricultural land without conversion is not allowed. Conversion under Section 90-A is applied for to the competent authority (JDA within its region), for a stated use, and involves conversion charges. The land must sit in a zone where that use is permitted, have legal access and meet the conditions for the use. Ask for the conversion order and read the use it permits: “residential”, “farmhouse” and “commercial (resort)” are different. Detail: can I build a farmhouse on agricultural land?
Farmland prices near Jaipur vary hugely with distance, access and conversion: converted land with road frontage can cost several times unconverted land a kilometre away. Our current asking ranges are on farmhouse land price per bigha. Stamp duty on agricultural land follows its own schedule, so confirm the rate on e-Panjiyan before you budget.
Most farmhouse demand sits on the Delhi Road (Achrol, Amer), Ajmer Road (Bagru, Bichoon), Kalwar Road and Agra Road. Each has its own mix of views, access and paperwork risk.

Generally yes. Rajasthan does not limit agricultural land purchases to residents or farmers, though ceiling limits and the protection of SC/ST khatedars' land apply.
No. NRIs, OCIs and foreign nationals cannot buy agricultural land, plantation property or farmhouses. They can inherit such land and sell it to a resident Indian.
Only if the land under it has been converted and the layout approved for that use. Ask for the 90-A order and the approved plan; a society patta alone is not enough.
About 3,025 sq yd, which is roughly 2,529 sq m or 0.625 acre. Confirm the area in square metres on the jamabandi, as local bigha sizes vary.
Agricultural land purchase loans exist but are limited, usually for farmers. Most farmhouse buyers fund the land themselves. See loans for farmland.
