How DLC revisions work, and how to prepare for the next one

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

Rajasthan's DLC rates are set by district committees and are usually revised with effect from 1 April. In 2026 the statewide increase was about 10%, with Jaipur zone revisions reported at 10–49%. If a deal is close in March, registering before the new rates apply can reduce duty where the DLC value is above the price.

How revisions happen

District Level Committees review rates by area. Statewide percentage changes and district-specific revisions are notified, usually taking effect from 1 April.

What to do if you’re mid-deal in March

Check the current DLC value and the expected change.
If the DLC value is or will be above your price, registering earlier can save duty.
Get documents and the e-Panjiyan slot ready early: March is busy.

For sellers

A DLC rise can make buyers ask for a lower price to offset duty. Price with that in mind.

Society patta plots and regularisation: what the rules allow today

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

Many Jaipur colonies developed by housing cooperative societies have been regularised by JDA over the years, allowing plot holders to obtain JDA pattas after paying charges. Regularisation depends on the land, the master plan and the colony's layout, and is not guaranteed. Meanwhile JDA continues to act against colonies laid out without conversion or approval.

What regularisation means

When JDA regularises a society colony, it accepts the colony’s layout (sometimes modified), and individual plot holders can apply for a JDA patta after paying the applicable charges. The plot then carries the advantages of a JDA title: loans, building approval and easier resale.

What decides it

Master plan land use for the colony’s land.
Conversion of the underlying agricultural land.
Layout that can meet road-width and facility norms.
Not on government or restricted land.

Why caution still applies

In early 2026 JDA demolished infrastructure in unapproved colonies on Kalwar Road and near Bassi. Colonies that cannot meet the conditions may not be regularised.

How to check a colony

Ask the seller for the society’s registration and allotment records.
Ask the JDA zone office whether the colony is regularised, and whether the plot appears on the approved plan.
If regularisation is pending, price the plot accordingly.

How Rajasthan’s budget affects Jaipur property buyers: what to watch

How Rajasthan's budget affects Jaipur property buyers: what to watch

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

For property buyers, the parts of Rajasthan's annual budget that matter are changes to stamp duty and concessions, DLC revisions that usually follow from 1 April, housing and plot schemes, and infrastructure funding. Most headlines don't change what you pay; these few do.

The four things to watch

1. Stamp duty and concessions

Any change to the 6% / 5% / 4% rates, the 20% labour cess, or concessions for women and specific groups changes your cost directly. See current rates.

2. DLC revisions

DLC rates are commonly revised from 1 April. In 2026 they rose about 10% statewide, with a Jaipur revision reported at 10–49% by zone. If you’re close to a deal in March, check whether registering before 1 April saves duty. How DLC revisions work.

3. Housing and plot schemes

New JDA or housing board schemes, and affordable-housing incentives, can add supply at below-market prices. JDA schemes guide.

4. Infrastructure money

Funding for the metro, Ring Road and expressway links signals timelines, but funding is not construction. Price on what is built.

What usually doesn’t matter to buyers

Broad sector announcements, targets and “smart city” language without allocations or dates.

Registering in a woman’s name in Rajasthan: what you really save

Registering in a woman's name in Rajasthan: what you really save

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

In Rajasthan, women pay 5% stamp duty instead of 6% (SC/ST/BPL women 4%), and because the 20% labour cess is charged on the duty, the saving is 1.2% of the value: ₹60,000 on a ₹50 lakh property and ₹1.2 lakh on ₹1 crore. The registration fee stays at 1%.

The saving in numbers

Property value	Man pays	Woman pays	Saving
₹30 lakh	₹2,46,000	₹2,10,000	₹36,000
₹50 lakh	₹4,10,000	₹3,50,000	₹60,000
₹75 lakh	₹6,15,000	₹5,25,000	₹90,000
₹1 crore	₹8,20,000	₹7,00,000	₹1,20,000

Before you decide

Ownership is real. The woman named is the legal owner. That is the point of the concession.
Funding. Who pays, and from which account, matters for tax. Take advice.
Home loans. Some lenders offer lower rates to women borrowers; check whether the loan applicant and owner need to match.
Joint ownership. Ask the sub-registrar how the concession applies when a man and a woman buy jointly.

Calculate any value with the registry calculator.

DLC rates in Jaipur after the 2026 revision: what changed and what it costs you

DLC rates in Jaipur after the 2026 revision: what changed and what it costs you

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

Rajasthan raised DLC rates by about 10% statewide from 1 April 2026, and Jaipur's district committee approved a further revision reported at 10% to 49% depending on the zone. Because stamp duty is charged on the higher of DLC value and price, many buyers now pay more duty even where prices have not moved.

What happened

The DLC (District Level Committee) rate is Rajasthan’s minimum valuation for property, used to calculate stamp duty. From 1 April 2026, rates rose by about 10% statewide. The Jaipur District Rate Determination Committee then approved a further city revision, reported at between 10% and 49% depending on the zone. In C-Scheme, for example, the DLC rate for residential flats above 500 sq m was reported revised upward by about 8% in April 2026.

Why it matters even if prices don’t change

Duty is charged on whichever is higher: the DLC value or the agreed price. In areas where prices were close to DLC, the revision pushed the DLC value above the price, so buyers now pay duty on a higher number.

An example

A 200 sq yd plot agreed at ₹40 lakh:

Before (DLC value ₹38 lakh)	After (DLC value ₹46 lakh)
Duty charged on	₹40 lakh (price)	₹46 lakh (DLC)
Stamp duty (6%)	₹2,40,000	₹2,76,000
Cess (20% of duty)	₹48,000	₹55,200
Registration (1%)	₹40,000	₹46,000
Total	₹3,28,000	₹3,77,200

Illustrative DLC values. The buyer pays ₹49,200 more for the same plot at the same price.

What to do

Check the DLC rate for the exact colony on e-Panjiyan before agreeing a price.
Budget duty on the higher figure.
Be wary of prices far below DLC: they raise questions and won’t save you duty.
Use the calculator with the DLC value filled in.
