Resort or homestay land near Amer: the legal path

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

A resort or event venue near Amer or Achrol is a commercial use: the land needs conversion for that purpose in a zone that allows it, legal access, building approval and the operating licences. A farmhouse conversion alone does not cover a commercial resort. A homestay in your own house follows separate, lighter rules; check the current state scheme.

Farmhouse vs resort vs homestay

Use	What it needs
Private farmhouse	Conversion for farmhouse/residential use; building approval
Resort, event lawn	Conversion for commercial (hospitality) use in a permitted zone; approvals; licences
Homestay in your home	Registration under the applicable state homestay scheme; your home’s approvals

The checklist

Zone allows hospitality use.
90-A conversion for the hospitality purpose.
Access wide enough for guests and emergency vehicles.
Hill, forest and heritage restrictions around Amer.
Building plan, fire safety and pollution approvals.
Operating licences for food, liquor (if any) and events.

The trap

Buying land as a “farmhouse plot” and running events or a resort on it. That can lead to sealing and penalties.

Corridor: Delhi Road and Achrol.

Water, borewells and groundwater: checks before buying farmland

Water, borewells and groundwater: checks before buying farmland

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

Groundwater is heavily exploited across much of Jaipur district, so water can make or break a farmhouse plot. Before buying, check the existing borewell's depth and yield, test the water, ask neighbours about summer levels, and confirm whether any permission is needed for new borewells in that block.

Why water decides value

A farmhouse without reliable water is a weekend problem, and an orchard without water is a dead one. Groundwater across much of the Jaipur region is under heavy pressure.

The checks

Existing borewell: depth, year drilled, pump size, and yield. Ask to run it for 30 minutes.
Water test: TDS, hardness, fluoride and nitrate at a lab.
Neighbours: what happens in May and June? Have wells failed?
Permissions: whether new borewells in the block need approval.
Alternatives: canal or piped supply, and space for rainwater harvesting and storage.

Red flags

A new borewell dug just before sale.
Sellers who won’t run the pump.
A dry well next door.

Plan for it

Budget for storage tanks, rainwater harvesting and drip irrigation from day one.

Buying a weekend farmhouse near Jaipur from Delhi or Gurugram: the full checklist

In short

For Delhi-NCR buyers, the Delhi Road side (Amer to Achrol) usually makes most sense for a weekend farmhouse. Check that you can legally buy (resident Indian, not NRI), that the land is converted for farmhouse or residential use, that access is legal, that water is reliable, and plan who will look after the property when you're not there.

1. Pick the corridor

The Delhi Road side through Amer to Achrol is closest for NCR buyers and has the Aravalli setting. The expressway network via the Jaipur–Bandikui link also helps. Compare corridors.

2. Confirm you can buy

Resident Indian citizens generally can; NRIs and OCIs cannot buy agricultural land or farmhouses. Who can buy farmland.

3. Check title and conversion

Jamabandi on Apna Khata: owners, area, mortgages, khatedar category.
90-A order for farmhouse or residential use.
For a gated farm project, conversion of the whole layout.

4. Check access and boundaries

Road on the revenue map, demarcation on Bhunaksha and on the ground.

5. Water and power

Borewell depth and yield, water test, power connection availability.

6. Plan management

Caretaker, security, maintenance budget, and what happens in monsoon.

7. Budget the whole cost

Land + duty and registration + boundary, borewell, house, landscaping + annual upkeep.

8. Visit twice

Once on a weekday, once at a weekend; once in summer if you can.

Farmhouse land on Ajmer Road vs Delhi Road: an honest comparison

Farmhouse land on Ajmer Road vs Delhi Road: an honest comparison

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

Delhi Road (Amer to Achrol) wins on Aravalli views, resort potential and access for Delhi-NCR buyers. Ajmer Road (toward Bagru and Bichoon) wins on supply, flatter land and an established farmhouse belt. On both, conversion status, legal access and water decide value more than the corridor.

Side by side

Delhi Road (Amer, Achrol)	Ajmer Road (Bagru, Bichoon)
Setting	Aravalli hills and views	Flatter land, hills on the horizon
Best for	Weekend homes for Delhi-NCR buyers, resorts	Family farmhouses, larger parcels
Supply	Thinner, scenic parcels	Wider, including gated farm projects
Access	Delhi highway	NH-48 to Ajmer
Main risks	Hill/forest rules, access tracks	Conversion of farm-plot projects
Water	Often harder on hill land	Varies by block

Choose Delhi Road if…

You’re coming from Delhi or Gurugram.
You want views and hills.
You’re considering a resort or homestay (with the right conversion).

Choose Ajmer Road if…

You want more choice and flatter, easier-to-develop land.
You live in west or south Jaipur.
You prefer an established belt with neighbours.

On both

Ask for the 90-A order and the purpose it allows.
Confirm legal access on the revenue map.
Test the borewell and ask about summer yield.
Don’t pay for the northern Ring Road until it’s built.

Area guides: Delhi Road and Achrol, Ajmer Road, Bagru.
