RIICO industrial plots near Jaipur: how to apply and what to check

By Jaiprime Research Desk · Reviewed by Rishabh GargUpdated 16 October 2026

In short

Industrial plots around Jaipur are mainly in RIICO areas such as Sitapura and Vishwakarma Industrial Area, with Mahindra World City as a major SEZ. RIICO allots mostly through auctions and some direct schemes, and since the 2025 amendment act has full powers over land in its industrial areas. Buying from an allottee needs RIICO transfer permission.

Where

Sitapura (south, near Tonk Road and the airport).
Vishwakarma Industrial Area (VKI) (north-west).
Mahindra World City (Ajmer Road side; SEZ and industrial zone).

How to get a plot

New allotment: watch RIICO’s auctions and schemes.
Transfer: buy from an existing allottee with RIICO’s permission.

The 2025 law

The Rajasthan Land Revenue (Amendment and Validation) Act, 2025 (assent 3 October 2025) made RIICO the principal agency for industrial-area land, with powers over planning, development, conversion and disposal, and validated past RIICO decisions. It responds to uncertainty after a 2023 Supreme Court ruling about RIICO’s powers over certain older areas.

Checks before buying

Allotment letter and lease deed; RIICO conditions.
Construction deadlines met (or extensions).
Dues paid; transfer charges.
Permitted use and any change-of-use approvals.
Approved building plan and fire NOC.

Shops on Tonk Road vs Vaishali Nagar vs Mansarovar

In short

Tonk Road shops ride office, hospital and institutional footfall; Vaishali Nagar has the deepest mature residential retail on the west side; Mansarovar's strength is the size of its residential catchment for daily-needs retail. The right choice depends on the tenant you expect, and the exact stretch matters more than the area.

At a glance

	Tonk Road	Vaishali Nagar	Mansarovar
Footfall driver	Offices, hospitals, institutions	Mature residential, retail spine	Very large residential catchment
Typical tenants	Pharmacy, food, services, banks	Fashion, food, services	Grocery, daily needs, clinics
Strength	Weekday traffic	Spending power	Catchment size
Watch for	Frontage setbacks, parking	Unapproved conversions	Internal-road commercial use

How to judge a stretch

Count people walking past at 11am, 6pm and on a Sunday.
Check parking and turning access.
Look at vacancy on the street.
Ask what similar shops rent for, with evidence.
Confirm commercial land use and the approved plan.

Yields: prime commercial space can earn about 7–10% gross. Commercial guide.
